Monthly Rent & Jeonse

Monthly rent

The renter puts down a certain amount of money as a deposit and pays monthly rent. For a space of the same size, the deposit will be much lower than jeonse. You may be able to adjust the deposit and monthly rent by negotiating with the landlord before signing the lease contract.You can, for example, lower your monthly rent by putting down a larger deposit or reduce the deposit and pay a higher rent. The monthly rent varies depending on the size of the home, number of rooms, and facilities available. The rent does not include utility bills (electricity, water, gas, telephone, Internet, TV, etc.), which must be paid separately by the renter.Furniture and home appliances are typically not included, so you will need to furnish your home yourself, but in the case of multiplex housing and officetels, there are places that come with basic appliances such as a refrigerator and washing machine.

Jeonse

This is a housing rental method that is unique to Korea. The renter pays the landlord a certain amount as a deposit, which is returned in full at the end of the lease period. You can rent the entire house, or just a part of the house (a suite or a couple of rooms). To rent the whole house, the deposit will usually be 40 to 80% of the price of the home. Jeonse contracts are usually for two years (one year for officetel), and it is stipulated by law that the landlord cannot cancel the contract within a two-year period unless the tenant agrees. In other words, according to the Housing Lease Protection Act, the tenant can live in the home for two years, if they wish, even if they signed a one-year contract.
